Our property search service is fully integrated and end-to-end, taking care of every stage of the process.

Finding and buying a new home can be hugely exciting, so you can choose how much or how little you want to be involved. Although every client’s situation and requirements differ, the basic process is the same. We then tailor the process to suit your needs, depending on your schedule and location.

No Obligation Consultation

The first stage of the property search is to learn about you, your requirements, and your objectives. We will also explain how we work and how we tailor our service to suit you. Then, we advise on current market conditions and how your budget will perform in your chosen areas. Based on what we have learned from our conversation, we can also suggest suitable locations.

Detailed Brief

After the consultation, we compile a detailed brief together. We then know what you like and don’t like, and this is where The Buying Agent’s experience comes into its own. We know the essential elements to prioritise when considering your personal, professional, and lifestyle requirements. Your property search consultant can also advise on future considerations, as how you use your property changes over time.

Equipped with your detailed brief, we explore all options available on the open market and off-market through estate agents and our extensive network of industry contacts.

Preview & Due Diligence

During your property search our team will personally visit any property we believe is a potential fit and physically inspect it before adding it to the shortlist. Our extensive experience ensures we know what to look for, as there are not many issues we have not encountered over the years. At the same time, we will conduct initial due diligence on the tenure and vendor. We will also obtain detailed price comparables and suggest a market value range for each property.

Shortlist

Together, we discuss the merits of each property and provide objective advice on each option. We compile a shortlist of suitable properties and decide which ones to view.

Viewing Day or Virtual Viewings

We will arrange all the appointments to view the chosen properties at your convenience. We will accompany you on all the viewings and be on hand to offer advice on each. If you cannot attend any viewings (especially pre-market properties at short notice), we will view them on your behalf and video, or we can arrange a virtual viewing via Zoom, Teams, Facetime, or WhatsApp.

Overseas buyers may want to arrange virtual viewings to see the properties before arranging an inspection trip.

Negotiation

We are expert property negotiators and more than recover our fee in most cases. Once we have found your perfect property, we conduct thorough research to establish its market value. Our in-house systems enable us to gauge the average £psf (£/sqft) in any area and cross-reference comparable sales prices in the building, street, or location. Then, using our experience of in-depth local knowledge, we can determine the property’s market value. We will then discuss the acquisition strategy before negotiations to ensure you know what to expect at every stage.

Conveyancing

The Buying Agents will coordinate all services to initiate the purchase process as soon as the offer is accepted. We liaise with the surveyors, solicitors, finance providers and the estate agent. We manage every process stage to ensure a smooth transaction within the agreed time frame. In addition, the Buying Agents online system allows you to monitor the progress of your purchase at any time.

Exchange & Completion

The Buying Agents liaise with all parties throughout the process, so your input is minimal. We also ensure that the various parties have what they need at the right time to reduce the transaction time and prevent unnecessary delays. As Exchange of Contracts approaches, we will also start to schedule any other services you require, along with helping you prepare for your move on Completion.

After-Care Service
